Recently -

It's been a while since I updated this blog last time. We have been busy preparing city permit drawings and a concept for new project.

At night, I meet people and have dinner together, and now I am even taking a golf lessons in weekends...

Last week, I flew to Atlanta for my work. It was incredibly chilly compare to CA.

I also had to drive to San Diego from 6:00 A.M.

This week and next week, we have to finish up drawings for a project in LA downtown with a structural engineer.

And I need to fly to New York for a site review and a meeting for a new project in the middle of March.

We seldom stay late and work. Everyone works from 9 to 6, and when it becomes 6, I tell them to leave. I used to do overtime all the time when I was working for a company. It was inevitable, but I know the brain is not fully functioning at night and the next day. Also, when people get tired, frustration and fatigue make us hate the job. I believe it is better for our mental and physical health that we work hard and efficiently form 9 to 6, and go home and refresh.

So, on the contrary, if anyone can not work hard from 9 to 6, I let him or her go.

my reliable assistants

Brainstorming -

Currently, we are doing a brainstorming for a new project along with other on going projects.

The photo is showing images and ideas taped on our office wall.
(Its location and name are still confidential, so related parts of the photos are blurred on purpose.)

Pictures tend to lead our brains to pay too much attention to forms, and even if we created a good looking space, we would feel the design was so shallow. So, we always start with writing things we found during our research, new discoveries, opinions and tedious and childish questions.
Then, these words and sentences are developed into forms later.

We have been developing the concept with the owner slowly. In a meeting when we started speaking about actual design issues, we stopped each other and said,

"Wait wait. If we talk about this already, the project will end up with a mediocre one."

And we stepped back one step as we went forward two steps. We are good at this type of project, and it is very enjoyable for everyone.

Issue for Permit -

We experienced hectic time for the last two days in order to finish up a drawing set for a city permit submission, and have just come to a satisfactory point.

Regulation and codes varies depend on the city, so usually our researching time exceeds further than designing time. Here in U.S., a ratio of designing time and coordination time is 10% to 90%. I guess it is similar in other countries. We make efforts to increase the 10% to 20% by expediting the other part of the project.

Yesterday I asked some modifications on mechanical and plumbing drawings that we received from our engineer, and today a new set came in. Tomorrow, we should receive an electrical drawing from our engineer. One of our important role is to review and coordinate their drawings with ours.

My desk always looks like this in this period.

I personally like to draw details. I believe that spaces with nice details never make you feel uncomfortable or bored even if you visit there multiple times.

We feel more tension in the office during this time. My super assistant Erika finishes drawings rapidly. She even finds and fixes my mistakes for me these days, and she never complains.

We have one project needs to be submitted to city approval in 2 weeks, and made a new contract for a very fascinating project 3 days ago. Including construction management of on going projects, we will be running around for a while. Well, actually I was much more busier when I was working for companies as a designer, so I think we are O.K.

Up on a roof-

Because of my work, I often have a chance to go up on a roof to check air conditioning units, vent pipes and a whole building structure. There I can find many things that are usually invisible from the inside.

I am always interested in structure. We believe that interior design is about understanding the structure of a shell to coordinate according to building design by taking an advantage of the elements. It is like selecting clothes based on an individual body character and shape, not based on the fashion of the time.

Unless it is open to the tenant as a roof top patio and surrounded by fences, there is only a parapet that is lower than my knees. I like height and enjoy the thrill of looking down from the top.

Open roof top is very expansive and it is even different from the view through a window of a high rise building.

This photo is taken on a roof of a 18feet tall building.

This is from the top of a 5 story condominium.

I could see all the high rise buildings of LA downtown, but unfortunately, the downtown here is sort of small and lacks of a strong impact.

Construction and Contractor -

I like visiting construction sites. It is always impressive to see our designs on a piece of paper coming to the realty.

I like to learn things from contractors, and also like to argue with them when they are not following our drawings.

This is a new office site for one corporation.

When I pointed out a discrepancy between our drawing and their construction, it turned out to be a little argument.
They said, "You are so picky!"
So I said, "Thank you!"
It is a complement to us.

At the end, we laughed and shook hands.

If the contractor is decent and experienced, they don't mind being mentioned about their mistakes, but they do mind when their client (tenant and/or architect) doesn't make a decision timely. If we discuss with the supervisor and tell them our design intent, suggest a construction method and make the final decision right there, they could even appreciate us.

It is important to select a contractor who has an experience in the field of your project. Especially for a restaurant construction, a good knowledge for a kitchen and Health Department's code is required, otherwise, they might create a headache to pass the final inspection after the substantial completion.

Health inspector visits restaurants every 3 months and rank them with "A", "B" and "C", and attach a plate by the front window. Sometimes "B" is enough to change my mind to enter.

And, you can search the ranks here...

A Happy New Year!

Happy new year! The beginning of a new year always brings me a fresh energy towards my work. We have a couple of projects waiting for us, so we will be running at full speed from January 4th.

I came back from Las Vegas on the 29th. This time, I am reporting about City Center that I visited while I was in Vegas.

At 3:00 A.M., I work up suddenly and found nothing to do, so I decided to take a drive to City Center. The outside temperature was 32F.

This dynamic retail complex facing the Strip is designed by Studio Daniel Libeskind, and the interior is done by Rockwell Group. I have listed a photo of Denver Art Museum designed by Daniel Libeskind in this blog before (Link). A list of all architects participated.

Interior space reflects the exterior dynamic forms, too. Nobody except security guards and cleaning people was there since it was still 4:00A.M. It did open to public, but nearly half of the stores were still under construction.

Rockwell Group's interior was impressive. It was very bold and interesting.

The edge of stairs are rounded. This help prevent from dust being stuck here, and it is visually attractive.

Wood tiles are used on the surface of flower pot area. It was my first time to see this type of wood tile and I doubted at the first, but the touch was wood. I found a issue with its durability. It was only a few days after opening, but white scratches were prominent. I suppose those had been made by metal decorations on the back of jeans. unfortunately, it will be scratched everywhere in 6 months.

I was very impressed by the color coordination of Cartier wall. The panels were made with metal and back painted glass. Their gradation was beautiful.

Most of all, its craftsmanship was excellent, and it is rare in the U.S. The metal looked like copper because of the color, but I think it was brushed stainless steel.

The reveals have been constructed very cleanly, and it helped the line look very sharp. When a reveal is not done properly, walls and room shapes are not expressed sharply and it even makes the interior look like uncompleted. I still remember MOMA in NY, designed by Yoshio Taniguchi, had a very unfortunate finishes on reveals; dislocated connections and excess paints. I felt that it ruined the whole building's impression. My assumption is that a construction administration was done by someone else, not by Taniguchi office. Yoshio Taniguchi is known as a perfectionist.

This is an 1" wide air diffuser. It is often used at a joint of wall and ceiling, but it was used as a part of a design in this building.

This is not a good example. It seems that designers tried to hide the diffusers in a wall pocket, but they also placed a light inside. As a result, they are more prominent and visually bothering than usual. A mechanical drawing and a lighting drawing were not well coordinated each other.

Next, I headed for ARIA hotel. The exterior is designed by Pelli Clarke Pelli, lead by Cesar Pelli.

Numerous numbers of equally spaced transparent balconies line up and it created a fantastic facade and reflections.

Unfortunately, its interior was not so impressive(not sure which company designed). I think the designers tried to express the lights coming through leaves in a wood, but the way those panels suspended looked inappropriate and inexpensive.

I was not crazy about the floor patten and choice of stones either.

This lounge surrounded by curved wood was dynamic and nice.

There were other buildings that I didn't step inside, but the sun started rising, so I decided to leave when my $20 bill turned to $70. $50 was enough to make me happy.

Red Rock mountain was lit by the rising sun on the west horizon, and it looked much vivid than ever.

If you visit City Center imagining an imitation Europe formed by Bellagio and Venetian, you will be dissapointed, and I think that is the reason that I heard many negative opinions. If MGM is foreseeing the modern and futuristic Vegas is the next trend, it is certainly leaving the fantasy world and moving toward the world of realty. Those hotels, include Wynn, Encore, Planet Hollywood Towers, completed recently are also modern exterior designs.

At last, I stopped by Premium Outlet on my way back to LA. There I found a Frank Gehry's building.

It is a center for brain health dedicated to Parkinson disease, memory disorders and so on...
I guess it matches with the function of the building as a concept, but I was surprised that this design was accepted... Next to me, I heard a small kid say,

"Was the building destroyed by an earthquake?"
